Local development plans - important if you are thinking of buying a house in Marcia Road

The area around Old Kent Road that includes Marcia Road has already benefited from the knock-on effect of the general renovation and development work in the South Bank - Bermondsey area and this is expected to increase with the huge redevelopment that is happening to the Elephant and Castle - Aylesbury Estate area. (The Old Kent Road running between the two redevelopment areas.)

The tram link planned to go from Peckham to Central London via the Elephant and Castle will run along Thurlow Street, a short walk from Marcia Road, down East Street and will further enhance the area's transport links.

This is yet to show itself very much in Old Kent Road, despite the demolition and rebuliding that has happened already, but the signs are that it is ripe to do so. Two pointers to the future are:

• The confimation of the £2.5 billion redevelopment plan for the Aylebury Estate, just south of Old Kent Road.
• The massive redevelopment planned for the Tesco site, which will include new flats along with shops and a new Tesco with an underground car park. [UPDATE Spring 2009: These plans seem to be on hold pending further consultation with Southwark Council.]
